I use KTC also. It's a good measuring stick but it's not end-all, be-all. I use it as a rule-of-thumb, but others use different calculators which can be a marked difference from KTC. I try to find out what the other owner is using and see how my potential offer compares to what they use and see if we can meet at a happy medium.
